What’s Really Going On in the Brainerd Lakes Real Estate Market?
June 2025 Update (Explained Simply)
Whether you’re buying your first home, thinking about selling, or just like staying in the loop, here’s what’s actually happening in the Brainerd Lakes Area housing market right now.
💰 1. Home Prices Are Moving (But Not All the Same Way)
Depending on the town, prices are either going up or down:
Brainerd: $355,500 (⬆️ up 3.9%)
Pequot Lakes: $379,000 (⬇️ down 9.8%)
Nisswa: $552,000 (⬇️ down 4.6%)
Baxter: $359,900 (⬆️ up 5.9%)
So no, prices aren’t crashing — but in some areas, they’re adjusting. And that’s not a bad thing.
🏘️ 2. There Are More Homes for Sale
Pequot Lakes: 8.8 months of homes for sale (⬆️ up 57%)
Brainerd: 4.1 months (⬆️ up 20%)
👉 More inventory means buyers have more to choose from, and sellers need to stand out.
⏳ 3. Homes Are Taking Longer to Sell
The average number of days it takes to sell a home is climbing.
Pequot Lakes: 43 days (⬆️ up 169%)
Nisswa: 40 days (⬆️ up 208%)
Brainerd: 31 days (⬆️ up 41%)
A year or two ago, homes were flying off the market. Now, things are slowing down — and that’s okay. It means buyers don’t have to rush, and sellers have time to market their homes right.
📉 4. Sales Are Slowing Down
Even though more homes are available, fewer are actually being sold or put under contract:
Pending Sales (Brainerd): 1,634 (⬇️ down 1.3%)
Closed Sales (Brainerd): 1,615 (⬇️ down 2.0%)
This just shows people are being more careful before making big moves. Totally normal when the market shifts.
💡 So... What Does All This Mean?
The Brainerd Lakes market isn’t crashing. It’s shifting.
That means:
Buyers have more control and time to decide
Sellers need to price smart and market well
Both sides can win — if they understand the data
